房地产NFT项目盘点

Decentraland

Decentraland是基于以太坊区块链的分散式3D虚拟现实平台,创建于2015年,2020年2月向公众开放,在一个被称为 "土地 "的NFT虚拟空间,它可以被划分为多个地块。这些地块是用Mana购买的,Mana是这片土地的加密货币代币。

购买地块后,你将永久地拥有这块土地。可以自由地对它做任何事情。这包括建造结构,开发游戏,或创造艺术。如果你不想自己使用它,你可以将你的土地出售或出租给其他玩家。

Polka City

Polka City这个平台允许用户拥有虚拟房地产并产生收入。这些NFT资产基于合约,产生以本地POLC代币支付的收入。

房地产NFT特点

NFT只不过是存储在区块链账本上的不动产或虚拟财产的唯一数字所有权(代币)。理论上,这减少了因欺诈而造成的伤害风险,并提高了业主证明他们确实拥有某物的能力。但是,当涉及到房地产时,情况就复杂多了。

房地产涉及两种类型的代币化:整个资产(EA)和部分所有权(FO)。FO代币化是相当简单的。它类似于众筹平台或其他类似结构,允许投资者购买股票。每个部分所有权人持有一定数量的代币,代表项目的股份,这取决于投资的结构方式。FO代币化已经在房地产行业的有限案例中得到了应用。

也就是说,房地产的NFT玩法大致可以分为两种类型:部分(碎片)NFT和普通(传统)NFT。碎片NFT(F-NFT,Fractional)是指代表基础资产的一小部分,而普通NFT代表整个资产。

NFT碎片化的过程可以逆转,这意味着F-NFT可以转回为整个完整的NFT。通常情况下,智能合约中有一个买断选项,F-NFT所有者可以购买所有的碎片,从而解锁原来的NFT。

FO代币要容易得多,因为持有房地产资产的公司很容易被代币化,并由NFT代币分配,这是一种就像股票一样的证券类型。而且,像股票一样,NFT代币是要在美国证券交易委员会注册的。

但实际上,除非将现实世界实际的房产证变成NFT,否则EA代币在这个情况下,是无法发挥作用的。尽管人们继续采取各种方式开设新的玩法,来推动这个领域的发展。最终,必须要有一个新的资产类别,才能为房地产契约创造一个EA代币。

虽然目前还很难将现实世界的实体房屋注册为NFT,但数字房地产可以使用NFT进行注册。数字房地产实际上没有任何监管规则,因为它存在于一个虚拟世界,相当于金融监管无法触及的地方。

房地产NFT的工作方式与任何其他NFT一样。它们使用卖方选择的加密货币购买,存放在数字钱包中,如果是投机性的,可以再次出售给拥有适当金额的买方,以获取利润。

与所有NFT和股票一样,持有者有很多权利,这意味着通常可以随时出售这些代币。一些房地产投资的众筹平台要求用户持有必须达到一段时间,但目前看来都还算是合理范围内。

现实世界中买房避免不了房贷和抵押不动产的经济问题,虚拟世界中也是一样,到目前为止,能够实现地产NFT抵押贷款的还是少数,没有很好的供抵押票据或加密货币投资者考虑用于其投资组合的优秀方案,在今天这里就不做过多阐述了。

房地产NFT和任何其他NFT一样,承诺为广泛的房地产投资提供容易追踪的、安全的所有权记录。它们允许在虚拟世界中购买和销售房地产,而虚拟世界正在成为投资的前沿阵地。

但是,像我介绍的每个加密行业的项目一样具有的通病是,房地产NFT通常没有保证,其价值可以在一夜之间归零。与虚拟房地产有关的房地产NFT在一段时间内将是特别有风险的投资。

此外,对于那些将现实房地产结合的NFT来说,目前的各国的房地产政策使得作为NFT持有整个房地产非常困难,随着区块链技术和加密货币发展的越来越有完善,这个情况可能会出现改变。目前还处于早期阶段,很难做出预测。
