更讽刺的是在 RWA 市场里,理论上最能在流动性提升里受益的资产类别,像房地产、艺术品、中小企业贷款之类的,只占极小一部分。就拿代币化房地产来说,其总市值大概 3 亿美元,至于艺术品和碳信用这些小众门类,更是只在 1 亿美元上下晃荡。这就表明一个核心矛盾:代币化技术当前最成功的运用,是把自身流动性还不错或者波动性低的资产进行数字化包装,而不是真去拿下结构性「非流动」资产这块难啃的骨头。一座座华丽的数字金库建起来了,结果发现里面大多装的是定期存单,不是随时能交易的现金。

就拿市场上最耀眼的明星 — — 贝莱德的 BUIDL 代币来说,RWA 资产里它市值一直稳居首位且总值达 24.2 亿美元,月度转账金额也超 18 亿美元。乍一看这些数字相当亮眼,可再看几个指标就会一下明白过来,这资产规模这么大但持有者却才 85 个,每月真正活跃的地址更是仅有 30 个。这就表明它那巨额资金流动大多都在项目方和少数机构投资者之间的铸造与赎回环节发生,我们所理解的那种开放的二级市场交易几乎不存在。

在 RWA 领域,「高市值、低活力」这种现象很普遍,好多为机构服务的代币每月活跃地址都不到 10 个。就像 Centrifuge 发行的 TRSY(代币化国债)持有者才 6 个,还有一项研究更直白地把问题指出来:学者 Swinkels 对 RealT 平台发行的住宅房地产代币做了实证分析,结果发现每个代币平均每年就换手一次。可发达市场的股票每年换手次数通常要多得多,这近乎停滞的换手率把「代币化=高流动性」的神话给无情地戳破了,这些所谓的「流动资产」在链上的表现就像一潭死水似的。

如此严峻的挑战摆在面前,RWA 的未来就一片黯淡吗?我并不这么认为,它强调流动性问题有解,不过得在法律、市场结构、金融工具和基础设施等多个层面开展系统性创新与建设。下面是一些破局的思路:

拥抱「混合动力」市场结构,纯粹的去中心化或中心化模式都有弊端,两者结合的混合模式可能是最好的出路。具体来说,受监管的中心化平台可被用于资产初次发行、合规审查与托管以保证资产真实和合法有效,接着通过技术桥梁把合规代币接入开放的去中心化协议进行二级市场交易和流转,这既能符合监管要求,又能借助 DeFi 的可组合性和自动化做市商(AMM)创造流动性。

探索「抵押即流动性」,并非所有流动性都只能靠直接售卖资产获取,「抵押借贷」是更巧妙的方式。MakerDAO 的探索很有启发性,它是最大的去中心化稳定币协议之一,已开始把代币化的美国短期国债等 RWA 当作稳定币 DAI 的抵押品。这就是说,RWA 持有者不用卖掉资产,抵押就能借出 DAI,得到所需流动资金,这种「间接流动性」模式,对适合长期持有但偶尔需资金周转的资产,像房地产、私募股权,无疑是完美解决方案。
