Австралийская компания Block Earner запустила ипотечные кредиты, обеспеченные биткоинами, предложив новый способ выхода на рынок недвижимости. Это стало возможным после победы компании в суде против финансовых регуляторов, открывшей путь для криптовалютного обеспечения кредитов.

На фоне стремительного роста цен на жильё, который опережает увеличение доходов населения, Block Earner представила продукт, позволяющий владельцам биткоинов получать ипотечные кредиты без необходимости продажи цифровых активов.

Судебная победа и условия кредитования

В среду Block Earner официально запустила первую в стране ипотеку под залог биткоинов после более чем двухлетней судебной тяжбы с регуляторами. Ключевым моментом стало решение Федерального суда Австралии в апреле, постановившее, что кредитные продукты компании не подпадают под определение «финансовых продуктов» согласно Закону о корпорациях.

Это освободило Block Earner от необходимости получения лицензии на оказание финансовых услуг. По условиям продукта:

  • Залоговые биткоины хранятся на платформе Fireblocks.
  • Кредит предоставляется в размере до 50% от стоимости недвижимости.
  • Остальная сумма финансируется через традиционную ипотеку.

Новый подход также меняет систему оценки кредитоспособности, учитывая не только доходы и пенсионные накопления, но и криптовалютные активы заёмщика.

Развитие криптоипотеки в США

Австралия — не единственная страна, исследующая возможности ипотеки под залог биткоинов. В США Федеральное агентство жилищного финансирования (FHFA) поручило Fannie Mae и Freddie Mac изучить возможность учёта криптовалютных активов на регулируемых биржах в качестве резерва для андеррайтинга ипотечных кредитов.

25 июня директор FHFA Уильям Пулт направил письмо с призывом учитывать криптовалюту при оценке рисков. Кроме того, в Палату представителей внесён законопроект, который, если будет принят, позволит заёмщикам использовать цифровые активы для получения ипотеки без обязательной конвертации в доллары.

Жилищный кризис в Австралии и США

Обе страны столкнулись с резким ростом недоступности жилья:

  • Австралия — цены на недвижимость в среднем в 10 раз превышают годовой доход домохозяйства. В Сиднее этот показатель достигает 14 раз, что делает его вторым по дороговизне рынком после Гонконга.
  • США — медианная цена жилья превысила $420 тыс., что в семь раз больше среднего дохода. Число бездомных достигло рекордных 653 тыс. человек по данным на январь 2023 года.

При этом за последний год биткоин вырос на 87%, что делает его потенциальным инструментом для смягчения кризиса доступности жилья.

If IBIT outflows decelerate and Bitcoin reclaims $60,000, this phase could be seen as a healthy reset. However, if heavy IBIT redemptions resume and the price falls below $58,000, it would signal a more sustained institutional exit, requiring non-ETF buyers to shoulder the entire selling pressure alone. The ETF, while lowering entry barriers, has not removed Bitcoin's inherent volatility.
