Established under US law in 1960, they are required to distribute at least 90% of taxable income as dividends to shareholders, providing investors with liquidity and returns without directly owning real estate. According to Cardone, publicly traded REITs and the industry as a whole control $4.3–$4.5 trillion in US real estate assets. During his presentation at the Consensus Miami 2026 conference, Cardone highlighted a key structural limitation: traditional REITs like Camden, AvalonBay, and others "will never be able to hold bitcoin on their balance sheets." This limitation, rooted in 1960s industry regulations focused on real estate assets and income, creates what he calls a "glitch" in the market, a competitive opportunity.
