U.S. Housing Affordability Indicator Deteriorates for the First Time Since 2023

On August 21, a key indicator of housing affordability in the U.S. deteriorated for the first time in nearly three years, due to rising borrowing costs that consumed a larger portion of new homebuyers' incomes. According to data released on Thursday by the National Association of Home Builders (NAHB) and Wells Fargo, in the second quarter of this year, the monthly payment for a median-priced home costing $410,700 accounted for 34% of typical household income. This figure is up from 32% in the first quarter, reversing some of the improvements recorded since early 2025.
