Cardone Capital’s Bitcoin-REIT Hybrid: Targeting 22-32% Returns by Blending Cash-Flowing Properties and BTC HoldingsReal estate investor Grant Cardone is positioning his Cardone Capital to challenge the traditional real estate investment trust (REIT) sector by integrating Bitcoin directly into large-scale multifamily deals. With roughly $5 billion in real estate assets under management across about 15,000 units, Cardone claims the hybrid approach can deliver superior returns while onboarding new investors to Bitcoin.

In a recent interview at Consensus 2026, Cardone laid out his strategy for disrupting the multi-trillion dollar Realestate Investment Trust sector, also known as REITs, companies that own, operate, or finance income-producing real estate. Established under U.S. law in 1960, they must distribute at least 90% of taxable income as dividends to shareholders, providing investors with liquidity and yields without direct property ownership. According to Cardone, publicly traded REITs and the broader industry control over $4.3–4.5 trillion in U.S. real estate assets.

Cardone highlighted a key structural constraint during his Consensus Miami 2026 appearance: traditional REITs like Camden, AvalonBay, and others “can never ever hold Bitcoin on their balance sheet.” This limitation, rooted in the industry’s 1960s-era rules focused on real estate assets and income, creates what he calls a “glitch” in the market, a competitive opening.

On June 12, the U.S. government blocked access to Anthropic’s Mythos-level AI models for foreign nationals, citing national security concerns. The move effectively limits who can use one of the most advanced AI systems currently available, concentrating its availability within a narrow group of approved users. Zach Pandl, head of research at Grayscale, explained that this case underscores how advanced AI technology is increasingly controlled by a small number of governments and corporations.

Grayscale’s Analysis: Centralization vs. Decentralization

In a research note, Pandl drew a direct parallel between the current state of AI and the early days of digital currency. He stated that Bittensor, which operates a decentralized network for AI development and access, is to artificial intelligence what Bitcoin is to digital currency. The platform aims to provide permissionless access to AI tools and models, removing the gatekeeping role played by centralized labs and governments.

Pandl noted that the price of TAO, the native token of the Bittensor network, rose approximately 30% within 12 hours of the announcement restricting the Mythos model. This market reaction, he argued, signals that investors and developers are increasingly viewing decentralized AI networks as a hedge against centralized control.

The announcement, made via Sui’s official blog on June 16, outlines a system that allows financial institutions to issue and manage stablecoins while maintaining compliance with key regulatory frameworks.

Remi’s Balance-Sheet Treatment and Bank Integration

A central feature of Remi’s infrastructure is what it calls ‘Balance-Sheet Treatment.’ This capability enables banks to recognize issued stablecoins as assets on their financial statements, a critical requirement for traditional financial institutions entering the digital asset space. By treating stablecoins as balance-sheet items, banks can integrate them into existing accounting and reporting structures without disrupting established workflows.

Remi’s approach focuses on inter-bank clearing and settlement, aiming to embed stablecoin-based functions into current banking operations rather than replacing them. This design choice is intended to lower adoption barriers for regulated entities.

Partnership with Bison Bank and Regulatory Compliance

To bring this infrastructure to market, Remi has partnered with Lisbon-based Bison Bank. Through this collaboration, the platform will support electronic transfers of bank-issued stablecoins, including the EUB and USB tokens. These stablecoins are designed to comply with two major regulatory standards: the European Union’s Markets in Crypto-Assets (MiCA) regulation and the Financial Action Task Force (FATF) recommendations.
